Here are the answers to some of the most frequently asked questions asked by folks calling to make a reservation...
Q. How far apart are the cottages?
A. I have placed photos on the Area Info page, taken from the pool, to give you an idea of placement. click here to see them.
Q. Do I need to bring linens or towels or dishes or anything?
A. No. Your cottage comes all prepared for you. We will swap your towels after 3 nights (if you leave them on your porch in the hamper provided) and your sheets after at least 4 nights, if you desire. Changes of towels and sheets are optional. We are VERY serious about conserving water and energy here! All the kitchen-equipped cottages come with everything you need to prepare and eat your meals. We provide your first pot of coffee and the salt and pepper.You bring the rest of the food. The smaller cottages now have microwaves, so there are dishes, tumblers, flatware and microwave cookware in those now in addition to the coffee service and toaster ovens.
Q. Are your cottages air conditioned?
A. No and normally it isn't necessary. Most folks spend their days visiting local attractions, hiking, biking, and just enjoying themselves outdoors. In the evenings the temperatures drop to make it comfortable for sleeping. We do provide fans in the cottages. And extra blankets!
Q. Is your pool heated?
A. Not by a machine, but by the sun. We use a solar cover at night to trap the heat picked up during the day. Our pool water temperature is normally in the mid to upper 70s in the beginning and end of summer and in the 80s during the middle of summer.
Q. When is check in and check out time?
A. Check in is anytime after 2pm. If you will be arriving after 10pm, we will leave your cottage open with a light on inside. Stop by the office when you arrive to find a note telling you where your cottage is, then get a good night's sleep. Just register in the morning :) If you are entering the area before 2pm, try going for a short walk, or visit the Basin or the Flume in the Franconia Notch State Park. I work alone and I am fussy about the neatness and cleanliness of my cottages, so I need until 2pm to be sure your cottage is ready for you.

Q. We are bringing our pet, what rules do you have about pets?
A. Not many...animals must be leashed when outside, you must clean up after your pet, and you are responsible for any damage done by your pet. If your dog or cat usually sits on the furniture at home, they are welcome to do so here as well, but please request a pet sheet to cover the furniture with. Pet hair is really hard to get up!
Q. Are there phones in the cottages?
A. No. We do have a courtesy phone in the office for guest use. Besides, you're supposed to be on vacation! Note that not all cell phones will work up here (the mountains tend to get in the way) so you may wish to pick up a calling card, either at home, or up here at a local store.
Q. What if I have to cancel my reservation?
A. If you need to cancel your reservation and it is more than 10 days before you are due to arrive, we will refund your deposit less a $5 service fee. If you must cancel within 10 days of your arrival date, we will try to rebook your visit for a later date that season. If this is not possible, you forfeit your deposit.
Q. What if I have to leave early?
A. We cheerfully refund you your nightly room and tax charges for every night we are able to re-rent your cottage.
